But Your House Is On My Property!

“Houston, We Have a Problem…”

So imagine my surprise when the title company calls me today to let me know there is an “issue” with the house my buyers are hoping to close on next week. Take a look –

Utah County Parcel Map ProblemSee how the white foot print of the house is outside of the pink boundary box for the property my clients are buying… Yeah, that’s a problem!

Here’s an arial shot to give you even more appreciation of the problem!

Utah County Parcel Map Problem ArialIf you look closely you’ll see that essentially the county has shifted the boundary lines 6 feet to the South and 6 feet to the West. If you look on the right side of the picture you can see the boundary line doesn’t even touch the road frontage, but instead cuts right through the driveway.

But hey, don’t worry! Utah County has a solution to their grossly negligent mistake! They have a disclaimer at the bottom of their website that solves everything:

“This on-line parcel map is for reference purposes only. Utah County assumes no liability for its accuracy, correctness or possible variations on actual survey.”

Really??? We couldn’t just be accurate instead? Ahh, government once again at its finest!

To add to the humor of this situation – if you go back up to the top picture… Notice the 6 foot wide by 59.98 foot deep parcel of land? What the heck are you supposed to do with that? Yes, that is a separate parcel of land that belongs to none of the property owners around it! Would love to hear your thoughts on what to do with that piece of land!
