Don’t miss any OPPORTUNITY to give a potential client a great EXPERIENCE!

I recently closed two separate transactions with buyers in which the seller, one a builder and the other a bank owned property (REO), forced my buyers to use their specific title companies. Let’s just call them 123 Title and ABC Title to protect the innocent…

Now, the interesting thing about title companies, at least here in Utah, is their fees are for the most part very similar. So the major difference between each title company is the level of service or the relationship they develop with the buyers and their Realtors. I have a couple of title companies that I know, respect and trust to handle my clients transactions. That being said, I would assume (based on my own experience) that it takes 1) OPPORTUNITY and 2) EXPERIENCE to develop those relationships.

So can someone please help me understand why 123 Title and ABC Title would blow both the 1) OPPORTUNITY and 2) EXPERIENCE I would have with them in a situation which I was forced to use them. This was their chance to WOW me, to show me what they have to offer, to convince me that I shouldn’t be settling for title services from anyone else!

Here’s what happened instead:

We showed up on time to 123 Title for closing. As we sat in the lobby we were ignored by multiple employees who walked by, as no one was at the reception desk. When someone finally acknowledged us we were told the escrow officer would be with us shortly. As we waited we got to overhear an escrow officer engaging in water cooler chat for 10 minutes. You can imagine my shock when we were escorted to his office for our closing…

The experience with ABC Title was a little different. After the initial snafu of not getting me the title report and other pertinent information, they were able to redeem themselves with a good closing experience with my buyers. However, that’s where my good experience with them ended. Here we are a week following the closing and I still don’t have my commission check, and not sure if or when it will ever arrive…

It’s really sad, two title companies I’ve never used before are both given an incredible 1) OPPORTUNITY to give me an outstanding 2) EXPERIENCE and they both fumble the opportunity and essentially ensure that I will NEVER be using 123 or ABC Title in the foreseeable future.

Don’t miss any 1) OPPORTUNITY to give a potential client a great 2) EXPERIENCE!
